Lot & Buildings types

Buildings within the park will be designed as per prototypes or as a build to suit depending on the occupants needs. The prototypes for the different buildings proposed are as follows:

1. Commercial Prototype:

A commercial prototype is located in the main entrance of the COYOL FREE ZONE & INDUSTRIAL PARK. With an area of 5,000 square meters (53,820 sf) for I phase, it offers modules of 90 square meters (970 sf), of 60 square meters (645 sf) and of 45 square meters (484 sf), designed to house businesses such as drug stores, banks, convenience centers, coffee shops, restaurants, etc. A second phase will have an area of 1,080 square meters ( 11,625 sf). The park has a large parking lot, surrounded by water and green walking areas. This commercial area is representative of the open and transparent work spaces that will guide the design of the entire project to include as much green area between the buildings as possible.

2. Multitenant:

This building is 5,040 square meters (84x60mts) divided in four areas. Three of them are 1440m2 and the other one is 720m2.

Each area has one loading dock and seven parking spaces. This layout was intended to provide a solution for small businesses with high possibilities of expansion.

2. Office Flex Prototype:

This 5,040 square meter (54,250 sf) prototype has the versatility to function as an office. It has outside parking as well as indoor parking in the first level and office area in the second level. As the rest of the complex, it possesses key characteristics that enhance the general concept.

4. Industrial Prototype A:

This building is 5,040 square meters (54,250 sf) with four docking areas located on opposite sides of the building. This layout was intended to provide a solution for production facilities by creating a flow of vehicular circulation on the outside as well as the inside.

5. Industrial Prototype B:

A prototype of 10,080 square meters (108,500 sf) with independent entrances on three different streets has two parking modules and eight docking areas. This prototype situates the office areas in the intersection of two streets allowing full exposure to the main streets of the project.
